What does the new regulation establish?
The new law, aligned with the European Directive 2018/844 and included in the Technical Building Code (CTE), establishes that:
- All new residential buildings with private parking must have minimum infrastructure to allow the future installation of charging points for electric vehicles.
- Specifically, it is required that the complete pre-installation of pipes (ducts and wiring) be carried out for 100% of the parking spaces, which guarantees that any neighbor can install his point without the need for subsequent works.
- It is also recommended to provide a main conduit that facilitates the electrical connection to the general panel of the building or garage.
This is not a “maybe in the future”. It is mandatory from the first project that is drafted in 2025 and will have immediate effects throughout the real estate sector.
What is considered “minimum infrastructure”?
One of the key points of this regulation is that it does not require the installation of chargers in each square, but to leave the installation ready so that they can be installed when the owners wish. That is, we are talking about a complete technical pre-installation, which includes:
- Channelling for each square
- Physical space reserved for wiring
- Fire-resistant electrical pipes or trays
- Power calculation planned in the electrical project
- Possibility of installing smart chargers in the future
